Practical Completion marks the point where the home is finished and ready for occupation. At this stage, major construction works should be complete, and the property should be presented in a true “move-in ready” condition.
We attend the Practical Completion Inspection together with our client to ensure everything has been delivered as agreed.
What is a Practical Completion Inspection?
A Practical Completion Inspection (PCI) is the formal walkthrough conducted once the builder considers the home complete.
It is the opportunity to confirm that:
The property has been built in accordance with the signed contract
Plans, specifications and inclusions have been delivered
Workmanship meets acceptable building standards
The home is ready for handover
This is not just a visual walkthrough; it is a contractual and quality verification stage.
What to Expect on the Day
1. On-Site Walkthrough with the Construction Manager
We meet the Construction Manager on site and walk through:
Every internal room
External areas
Garage
Driveway
Outdoor features and finishes
We follow a structured process to ensure nothing is overlooked.
2. Checking Against the Contract & Approved Plans
The inspection is not simply about cosmetic items.
We confirm that:
- Fixtures and finishes align with the agreed specifications
Inclusions have been installed
Any variations have been implemented properly
This protects the client from accepting work that does not align with the signed agreement.
3. Identifying Defects or Incomplete Items
During the inspection, we carefully assess:
Painting, tiling, cabinetry and flooring
Doors, windows and lock operation
Appliances installed and functioning
Plumbing fixtures and water pressure
Electrical fittings and lighting
External finishes and surface quality
Any concerns are formally recorded on a Defects List
After the Inspection
Defects Rectification
The builder is responsible for addressing all agreed items on the Defects List before final handover.
Final Payment & Handover
Following PCI and confirmation of completion requirements, the final payment is typically made, and keys are released to the owner.
Warranty Period
After handover, statutory warranty periods apply for structural and non-structural defects (timeframes vary by state).
