Australian property outlook: what matters heading into 2026

One thing is clear: price forecasts should always be treated with caution. Markets are influenced by too many moving parts, and even the most informed predictions can miss the mark.

That said, current expectations point to continued price growth, with affordability pressures likely to remain. In fact, some forecasts may even be underestimating how resilient demand could be in certain cities.

The biggest challenge with forecasting is the unknown. Unexpected shifts, particularly around interest rates and government policy — have a habit of changing market conditions very quickly.

Over the past year alone, expectations around interest rates have moved several times. At different points, experts predicted rates would be higher, then lower, and then lower again. Each shift influenced buyer behaviour in ways that weren’t fully anticipated, and these effects are still flowing through the market.

While economic indicators like inflation and unemployment are often discussed, monetary policy and government decisions tend to have a more immediate impact on housing. As interest rates eased through 2025, buyer confidence lifted and demand strengthened, contributing to price growth.

Current projections suggest capital city house prices rose strongly through 2025, with units also recording solid gains. Looking ahead to 2026, growth is expected to continue, although potentially at a slower pace, particularly in the second half of the year.

One reason for this moderation is uncertainty around further rate cuts. Even if rates remain steady, the psychological impact of a pause (or an end to cuts) can cool momentum.

At the same time, government support for first-home buyers is clearly adding demand. Existing schemes, and the potential rollout of new programs, are helping more buyers enter the market, which naturally puts upward pressure on prices.

What’s often overlooked is how these schemes affect everyone, not just first-home buyers.

When a first-home buyer purchases a property, the seller often upgrades. That upgrade allows another seller to move up the ladder, and so on. This chain reaction increases demand across multiple price points, pushing prices higher throughout the market.

This effect is amplified by low housing supply and tight rental conditions. With limited listings and very low vacancy rates, buyers who need to sell and buy at the same time may struggle, particularly if they need to rent temporarily between transactions.

Government policies are powerful, but they can also be unpredictable. Over the past year alone, major changes were introduced with little notice, reshaping buyer behaviour and expectations almost overnight.

All of this reinforces one key point: forecasts are helpful, but strategy and adaptability matter far more than trying to time the market perfectly.
